How We Work-The Process

The Process is a path that works... with as few bumps in the road as possible.

It starts with you contacting me, and ends with a Gift or Refund mailed to your New Apartment!

That's what "The Process" is - it is a very clear path.  A path that works! Hundreds of our clients have successfully followed this path to find their new apartments.  In my professional opinion, no other method works better to protect you from both the frustration and the possibility of the further loss of application fees, than this process. 

Some people wonder if everything I do is on the Up-And-Up.  IT IS! It is my training and experience that allows me to understand the OPTIONS you have.

1. Your choice of where you want me to look, the apartment size, and the amenities you want, will each play a huge factor in the number of complexes I can provide. If you're flexible on location or amenities, be sure to "Tell Me".

2. While I am producing the FIRST list for you, I suggest you run your credit report.  See the Resources page for how to run it for free.

3. I will research your criminal record. That is why I need your Date of Birth and your complete name (including middle name or NONE). If you were arrested under a different name, I need to know that (example: a Maiden name or a prior married name).

Your Initial List is really a list of Options created from the information you gave me...4. When I send your FIRST Apartment List, please understand these are Options Not Certainties.  Apartment complexes are often sold, and their rules change just as often, When you call me with your top 2-3 choices, I call the Apartment Manager and I compare the current rules to the information in my Database. That way we know what you are up against, For Sure! 

Really your First List is really a list of Probabilities or Options. "A Great Way To Start!"


5. You drive by the apartments and make notes.  Please don't prejudge the Apartments by
I Dont Care How....JUst Drive By....You Have To See Them!
only looking at the Ratings on-line. Apartment Locators know that when an apartment has to Evict a tenant, the tenants often "fight back" with a poor rating. Apartments that accept some imperfections on criminal records often have to Evict because they often accept tenants with credit issues too.  So use your judgment when you drive by:

a. Check to make sure the complex is being kept in good repair

b. Do you see people loitering?

c. Check out the parking lot - do they have adequate parking?

 

d. Is the area clean and is the landscaping maintained?
Car, Bus, Or Scooter....Just Drive By The Apts On The List!

 

e. Check out the local Shopping Centers

f.  Do you feel "safe"?

6. Once you have several apartments that you like (two or three), I will call the complexes and 
You, Me, The Manager and the Leasing Agent have to all work together to get you get you in...talk with the manager or assistant manager. I am asking if their criminal policy is the same as the one I have. - I won't give them your last name.  I'm testing the water.  I ask for a guesstimate, a percentage of certainty, that a person, with THIS OR THAT on their Criminal Record, would be accepted or denied. They always ask income and rental history questions - I do my best to answer them accurately.  This is based on the information you give to me.                        

They often ask why the charge was made. If it was Criminal Mischief and all you did was Toilet Paper a House, I need to know that. This is where your complete comments on the  FIND MY FL APT FORM are invaluable to me.

They will often ask what else is on your record.  I'll do my best to answer that too, based on the information you send me and what I can see on your Criminal Background Report I run! If you would like a copy of your "background", I can provide it to you for a low cost. Just click on the Shopping Cart.


7. Since I make dozens of calls a day, I update each conversation and send you a Final list of options.  At first glance, it might look like the same list but check the MEMO section.  That is where I put the comments for each call.

I list all comments, specials, contact people, and the basic criminal information along with your odds of acceptance on your final list-along with the Subject: TAKE THIS SHEET TO THE APT WITH YOU.

When you make your decision, call, text or email me...
8. If, while meeting with the leasing professionals, should either of you have any questions, just call me.  

It is for that reason that I recommend that you bring the Final List of Apartments I sent you AND MY BUSINESS CARD to your meeting along with the other materials we discussed. 

9. When you make your selection and apply at the complex, call me, text me, or send an E-Mail to: Fritz@24x7AptFinders.com.   I will give you a "HOTLINE" number so, if you have any issues or questions while you are at the complex, you can easily reach me.

Please Call or Text me when they accept you so I can share in your joy....

10. Please call, text, or E-mail me immediately when they accept you.  And let me know the Move-In date, Complex Name, and your Actual Unit Number.

After move-in, drop me an e-mail to let me know how it went...
11. When the apartment confirms your move-in, I'll send a survey via E-mail to confirm that you have qualified for a Gift.  
I also give you a chance to rate my work and will ask for a Testimonial.  Be sure to let me know how you liked our service! Please make any suggestions you think would help to improve our business and customer satisfaction.

12. I send the Gift in either a Gift Card or a Rebate on the products you have purchased through me when the Apartment pays me. It is often in 60 days, but I have had some complexes take longer
