Question: Fritz, Is this a scam?
 
Answer: No it isn't a scam; I'm not asking you for a penny.  I just ask that you write my name down at the complexes so they will pay me a commission.  I am a Florida Real Estate Agent. Check out my testimonials.

Do you really help Felons or those with a criminal background rent nice apartments?

Answer: Yes,  in most cases, I can find apartments or town houses that are available from established apartment properties.


Question: What is the charge for your service?

Answer: My services are FREE to you; the apartment management companies pay my commission.  That's why I require that you "put my name down" at the complexes on all Guest Cards and Applications, so I can bill the apartment complexes when you move in.

Question: Is it the money that motivates you?


Answer: No. I could earn more by renting out expensive apartments, but my passion is helping people.  That, and the belief that everyone deserves a second chance. I feel that this work is more than a profession, it is a ministry.


Question: What are your hours and how do I contact you?

Answer: Our Office Hours are, Monday through Friday from 9AM until 6PM. 
frequently check for client messages when the office is closed, including nights and weekends, to assist with any client emergencies. 
Our After Hours 24x7 Voice/Text Message Line is 813-699-9801. 

In addition to our listed hours of operation We also spend, several nights per week,
provide Free Consultations for our clients. Most mornings. including weekends, we are: reviewing the new Find My FL Apt Forms we receive them 24x7 ); matching clients with the apartments that want them; discussing the potential matches with apartment managers and then communicating with our clients. Providing a superior service takes a lot of time and dedication. But, we love what we do, everyday!

Question: How do I contact you?
 


Answer: There are 4 methods: an on-line form, an MS Word form that you can attach to an e-mail, Call me or TEXT me to My After Hours Message Number 813-699-9801.

Question: How do you prioritize all of the information you receive? What can I do to make sure my information gets dealt with quickly?

Answer: There is a Priority List for New Clients. I use the most complete information First and work down: 
1. Fully Completed Online & E-Mail Forms 
2. Incomplete Online & E-Mail Forms  
3. Voice Mail/Text With Complete Messages 
4. Voice Mail/Text With Incomplete Messages 

Question: Does anybody else do what you do in Florida?


Answer: There are many apartment locators in Florida but I am unaware of anyone else who specializes in helping people with criminal charges and convictions.


AptFindersFelons - Finding nice apartment homes for our clients every day! Question:  How many properties will accept a felony conviction in Florida?

Answer: It depends on the size of your city, the number of years since the actual conviction, whether you are on parole, and the nature of the offense.  There are only a little under 200 complexes that will deal with some felonies at some time. But, the number that will deal with a felony during the first 3 years is small.


Question: Can you supply me with the Criminal Background check you run?


Answer: If the laws in your city allow (you should verify), I can send you a copy via E-mail in a locked file (MS Word) for a small handling fee.  This is much easier and less expensive than driving to the courthouse, parking, paying a fee for each page to be copied.

Question: Do you promise to help me?

Answer: I can only promise to try.  Remember, your specific requirements (location, price, and availability) may not exist. That is out of my control.
Question: My case is so different.  Can you really help me?

Answer: I have helped many people rent.  However, due to risk factors, some complexes will never consider some convictions, i.e. Sex Crimes, and that limits my capacity to help.  I will advise you on your chances of renting an apartment.



Question: Are all these apartments trashy?

Answer: 
The condition of the apartments depends mainly on the location and the price - not their policy.
 
I will provide you with an FIRST LIST of prospective complexes based on the information you provide me.  It is up to YOU to decide whether you are interested in the apartments on the First List or not.


Question: Why do I have to follow your process?

Answer: The process works.  It is for your benefit to follow the process! I have spent time on your behalf to increase your chances of renting in a desirable location and to minimize your risk of rejection and the possibility of losing your apartment fees.


Question: Should I call the complex myself?


Answer: NO! The best part of my service is I introduce you, explain your situation and get an idea if the complex will accept you.  I give you all the information you will need when you make your first visit!  It goes much smoother this way. 


I didnt know there is a good time and a bad time to visit. Apartments.....Question: When do I visit the complex?

Answer: I will speak to the complexes on your behalf and discuss the best time for you to go visit.  In most cases, you will want to see the manager.


Question: When you call apartments to see if they will take me, do you give out my name?

Answer: No, I describe the situation and give out only your first name.


Question: Why do you require that I drive by the property before you will call?
Why do you require that I drive by the property before you will call the apartment manager?
Answer: I do not want to waste your time visiting (or mine calling) complexes that, in the end, you wouldn't consider living in.

Question: Is there a chance that I will lose any more application fees?

Answer: 
Unfortunately yes.  Some of the factors are beyond my control.  Issues such as your past
 rental history (including broken leases and evictions), and how the complex rates your credit worthiness.  However, the fact that I call each complex personally on your behalf, lessens your risk of rejection.

Question: Why does your business card show the website and e-mail from 24x7AptFinders@Gmail.com? What happened to AptFindersFelons?


Answer: My clients have told me they don't want to hand a leasing agent a business card with "Felons" on it, so I don't use the AptFindFelons@Gmail.com website on my card. They have also told me that they do not want to receive emails that are from a company with the word "Felons" in the name. So, I do not send them email from that address. One more reason, is that all my clients are not technically felons. People with serious Misdemeanors and Adjudication Withheld's seem to understand that if I can help a Felon, I can also help them. They Are Right!

Question: Am I going to have to use some one's name, other than my own to rent?


Answer: No. You will rent under your own name. If you are married or will be renting with another person, both names will be on the lease - as the State of Florida requires.


Question: Can I rent under the name of my spouse (or significant other)?
Why cant I just rent under my Spouses Name?
Answer: The law requires that every person over the age of 18 be on the lease.


Question: I've heard about an "occupant status".  Can't I use that?  

Answer: An occupant status is rarely helpful. There are few complexes that offer this status and the Occupant Status requires one person to make all the income (for qualification) and the other to have the issues with Broken Leases and/or Evictions.  It will not cover Criminal issues.


Question: Fritz, it sounds too good to be true, are you really playing by the rules?

Answer: Yes.  It is just that I really know the rules.  In fact, I know them as well or better than many of the leasing agents.  Remember, I deal with these cases, with management companies over all of Florida, so I have been exposed to more Criminal Issues than most leasing professionals. 


I believe in Hope, Grace, and Second Chances.Question: Can you just send me a list of "Felony Apartments"?


Answer: It doesn't work that way. There is no such thing as an apartment that will take "all felonies".  It is a myth.  Even the roughest place I know of won't take some classes of felonies or won't consider a felon until a certain time has passed.  I call this "Crime & Time" based apartments.


Question:  What was your toughest case that you solved?

Answer: Someone with two felonies and two evictions was tough because few places will take two evictions.  And, 2nd Degree Murder was tough the first time I had to handle it.  I learn from each time and the second time is much easier.  That is why specializing makes so much sense.

To many requirements can eliminate EVERY apartment in the city!
Question: Are some requests "Unsolvable"?


Answer: If you stack so many requirements, you eliminate the apartments I can provide. For example, let's say you told me you absolutely needed:
  • 3 BR 2 BTH for under $625 per month
  • That would accept your felony
  • And accept your broken lease and 99 pound dog
Question:  I heard it was tough to rent a 3 bedroom apartment if you have a felony, is that true?

Answer: Yes. S
ome cities have only a few 3 bedroom apartments for people with Deferred Felonies or Felonies. But, if you have sufficient time since your felony, 3 bedrooms exist in your area, within your price range ... I can find them

Question: On your list I see the Apartment's Rent, Application Fee, Deposit, and Admin. Fee -- what's the Admin Fee?


Answer: Most properties started collecting an administration fee, on top of the application fees, when recent government regulations began mandating additional forms, security, and record retention. Occasionally, an apartment complex may offer a reduced Administration Fee as part of a promotion or Look & Lease special.
